Guide

How often should you clean your roof in the Hunter?

There is no single calendar for every roof. Exposure to trees, coast and shade matters more than the suburb name on the letterbox.

Coastal and suburban Newcastle

Roofs in Merewether, Bar Beach and inner Newcastle often show black streaks and salt-related staining before moss becomes thick. Many tile and Colorbond roofs benefit from a clean every 2–4 years unless overhanging trees shorten that window.

Pre-sale cleans are timed to photography, not the calendar. Book one to three days before listing shots so the roof reads light in drone and street photos.

Tree cover and the Hunter Valley

Properties in Pokolbin, Cessnock and Maitland under gum trees collect leaf litter in valleys and moss on southern slopes. Annual or biennial cleaning prevents gutters blocking and overflow staining walls.

Winery and rural-residential roofs often combine roof and gutter work in one visit before open home season.

Signs it is time

Dark streaks visible from the street, moss thick enough to hold moisture, or gutters overflowing in rain are clear signals.

Agents and vendors often book roof, facade and driveway together before auction. Buyers notice the roof in the first photo.

We assess tile condition before cleaning. Fragile or broken tiles should be repaired first; we flag that when quoting.

Common questions

Will cleaning extend roof life?
Removing moss and debris reduces moisture load on tiles and helps the roof present well. It does not replace repairs to broken tiles or rusted metal.
Should gutters be done with the roof?
Often yes. One visit for roof and gutter clearing is more efficient and prevents overflow staining after the roof looks clean.
How much does roof cleaning cost in the Hunter?
Single-storey tile roofs often start around $450–$750. Metal roofs and steep pitches vary. See our roof cleaning service page for typical ranges.
